Pitt Farm Terms & Conditions

  • Until a signed booking form and deposit of 25% of the total charge of the holiday has been received, no contract will be deemed to exist.
  • When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
  • The full balance of the holiday will become payable not later than one month before the holiday date.
  • In the event of a cancellation the hirer must advise us at the earliest opportunity, where upon we will, without prejudice to our right to the balance of the cost in full, use our best endeavours to re-let. If re-letting is achieved, the deposit less administration costs will be returned. To avoid cancellation losses we recommend that the hirer takes out Holiday Cancellation Insurance.
  • Lettings unless otherwise agreed, are on a weekly basis.
  • The cottages are available from 4:00pm on the date of arrival and all cottages must be vacated by 10:00am on the day of departure.
  • The hirer is expected to leave the accommodation in the condition that it was found on arrival. An additional cleaning charge may be made if the accommodation is not left in a satisfactory condition.
  • The hire cost includes bed linen and a set of towels consisting of a bath sheet and hand towel for use in the cottage.
  • The hirer is liable for the cost of any losses, breakage's or any damage caused to the property.
  • We reserve the right to request a bond on arrival, which will be refunded at the end of the holiday.
  • Charges for equipment hire, phone and any outstanding shop payments are payable on departure.
  • No pets will be accepted.
  • We retain the right to refuse to hand over the accommodation to any person who in our reasonable opinion is not suitable to take charge of it. In such case the hire charge will be refunded. If in our reasonable opinion, any person is not suitable to continue their holiday because of, behaviour, damage to property, danger or annoyance to others, they will be asked to leave the site and no refund given.
  • All facilities on the farm are for the sole use of guests.
  • We treat any data collected during the course of making bookings or dealing with enquiries in strict confidence. Your data will never be sold. As members of Premier Cottages (a marketing collective of the best four and five star cottages in the UK) we have agreed to supply to Premier Cottages Ltd the names, postal and email addresses of all guests booking with us during the previous year, in order that these guests may be sent a Premier Cottages brochure and sent promotional emails from time to time. We also provide them with the email addresses of guest enquiries. By accepting these terms and conditions you are indicating your consent to receiving these communications from us unless you let us know otherwise, which you can do at the point of booking by ticking the Marketing Notes box in the extras section. If at any time you would like your details removed from this list all you need do is to click the unsubscribe link on any of the emails or contact us on and we will arrange for you to be removed from the database.
